A. If the current loan is a purchase loan:
1. Purchase Agreement And Joint Escrow Instructions
2. All Counter Offers
3. All Disclosures
4. Escrow Instructions and Amendments
5. Preliminary Title Report
6. Initial Loan Application
7. Initial Compliance Disclosures (you would have received in the mail within 3 days of loan application)
8. Any Lender's Supplemental Disclosures
9. Appraisal Report (you are entitled to a copy)
10. All Supplements and Amendments
11. Complete Set Of Final Loan Documents (including purchase money 2nd if applicable)
12. Final Closing Statement (HUD-1)
13. Copy Of Last Arm Adjustment Notice (if applicable)
14. Copy Of Most Recent Billing Statement
15. Copy Of Last Year's IRS Form(s) 1098
16. Copy Of Recorded Deed Of Trust
17. Copy Of Recorded Grant Deed
B. If the current loan is a refinanced loan:
1. Items 4 Through 16 Above
2. Lender's Initial Good Faith Estimate (at time of application)
3. Notice Of Right To Rescission (2 copies per any person who has a vested interest in the property)
4. Benefits Letter (FHA or VA only)
5. Copy Of Pay Off From Previous Lender
6. Previous Loan Package
D. How To Deliver Documents:
1st Choice Deliver them to my office.
2nd Choice Find a copying store to scan the documents into a PDF format, then email them to me. Note: I must be notified of the sender's email address in advance to avoid the Spam filter.
3rd Choice UPS or FEDEX
E. How To Pay:
The initial retainer ($360.00) is payable prior to the examination of your documents and may be paid by:
1. Credit Card Using Pay Pal (recommended to get early start with desktop research prior to receipt of documents)
2. Personal Check Accompanied With Your Documents (examination begins once check has cleared)
3. Cash Delivered By You With Your Documents
